The applicant is proposing a new self-storage facility (PLNG 17-00037) to be located at 1434 East Main Street with additional access off Matmore Road. The project site is comprised of three contiguous parcels totaling 6.70 acres. The self-storage facility is proposed to have a little over 1,500 units and cover 175,525 square feet of storage area over a two-phase build out. Phase 1 will consist of a two-story 5,121 square foot office/managers living quarters and 104,390 square feet of storage area. Phase 2 will consist of 71,525 square feet of additional storage area. Two points of access have been proposed for the site with one off Matmore Road and the other off Main Street on the east side of the parcel. Both entries have been developed as shared entry points for potential commercial build-out of the surrounding parcels. The project has also reserved two development pads for future commercial uses. The project has gone through a number of iterations. The current proposed site plan is shown on sheet C1 of the attached documents.
